SELLING GUIDE
Step #1
Find your trusted team
Partner up with a Realtor® that you trust and feel completely comfortable with. Resist the temptation to hire the agent that blindly promises the highest listing price and low fees. Shop around and stalk them online. A qualified Realtor® has a positive reputation, communicates well, shows up on time, and has a deep understanding of the market. Trust your gut to find the right agent for you.
Step #2
Preparing your property for market
If you are like most, you don’t keep your home in showroom condition on a regular basis—after all, you most likely LIVE THERE. I can help you consider things like staging, depersonalizing, decluttering, deep cleaning, and addressing small repairs or potential upgrades prior to listing. Whether this takes a few days or weeks, I’m completely on your timeline and here to connect you with a valued network of contractors and professionals my clients recommend in order to get your home ready to list.
Step #3
What’s it worth
Pricing your home competitively and fairly is essential to ensuring you attract buyers, let alone determining if it’s the right time for you to sell. It’s important that you have a professional see your home in person and consider all unique factors in order to ensure you are in the best possible position.

Step #4
Get your finances in order
If you are still paying off your mortgage there are a number of options, depending on the type of loan you have. You’ll need to discuss your options with a lender. Use the button below to get in contact with Sam Miller today!
Step #5
Making your listing official
Once you’re ready to list your home you’ll sign a Listing Agreement which by now you have thoroughly reviewed with your Realtor®. The agreement gives your agent permission to market your property through a variety of different digital and traditional mediums to gain the utmost exposure to potential buyers. Your Listing Agreement also defines the duties of your Realtor® and established any listing fees associated with the sale of your home.
Step #6
The Transaction
After the hard work of marketing your home pays off, you’ll have an offer in hand. Once you accept an offer, your Realtor® will ensure a seamless transaction involving the various ins and outs and professionals involved in the sale including Buyer’s Agents, inspectors, title reps and mortgage brokers.
Step #7
The closing party table
Congratulations are in order! Once both parties have signed all necessary paperwork, the sale is complete and you’re ready to either bask in the glory of a full bank account or move on to purchase your next home.
